UAE- Have Dh1.18 million to spare? Buy a townhouse in Town Square


(MENAFN- Khaleej Times) Developer Nshama launches three- and four-bedroom townhouses Developers are leaving no stone unturned in launching affordable projects at a time when the Dubai property market is believed to have bottomed out. Nshama, the developer who shot to fame by offering townhouses for under Dh1 million, is back with another launch. This time, it takes the form of three- and four-bedroom Noor townhouses in its Town Square community on Al Qudra Road.

The townhouses are priced from Dh1.18 million and go on sale at 8am on Saturday (November 19) at the Nshama sales centre on Mohammed bin Rashid Boulevard in Downtown Dubai. Buyers will need to commit a down payment of 10 per cent and pay 70 per cent of the sales price during construction and 30 per cent upon handover.

Completion of the townhouses is slated for 2019. Construction has not commenced on site as yet.

Noor Townhouses will appeal particularly to those who cherish living in a green environment with a host of outdoor lifestyle pursuits."

Located near the entrance of Town Square, Noor townhouses are in walking distance of the Al Qudra cycle track.

They are also in walking distance from the heart of Town Square - a central square the size of 16 football fields. It features Vida Townsquare Dubai hotel and a Reel Cinemas cineplex in addition to a 2.5 million sq ft retail precinct featuring over 600 stores and F & B outlets, among others.
The three-bedroom townhouses range in size from 2,150 sq ft to 2,238 sq ft.

All homes will feature large balconies, a private rear garden, room for domestic help, open kitchen layout, storage utility areas and covered garage for two cars.

These townhouses are set in three neighbourhoods, with each having its own community club with a swimming pool, children's pool, gym, showers, kids' playground and tennis courts. There will be a central community centre too.

There will be 24-hour security and two access points to Noor Townhouses.

The first homes in Town Square, spanning 31 million sq ft, are scheduled to be handed over in 2017. The Zahra townhouses will be handed over on October 1, 2017 while the Hayat townhouses will be delivered to owners in December 2017. Residents are expected to start moving in by the end of 2017 and early 2018.

Town Square will eventually feature over 3,000 townhouses and 18,000 apartments in addition to retail, hospitality and commercial space. A third of the central square will open in early 2019.

Other facilities in Town Square will include walking and cycling trails, a proposed Metro line, Metro station and the Etihad Rail.

The developer has a 10-year timeframe to develop the entire community.
