Dubai is a playground for the uber rich and attracts the creme de la creme among investors from around the world. This is precisely the target audience of a villa in Emirates Hills, on sale for a whopping Dh85 million.

The generously sized eight-bedroom, 10-bathroom villa is located in the P sector of the exclusive gated community, often dubbed the 'Beverly Hills of Dubai'. The villa, with a built-up area of 27,000 sq ft, is located on a plot in excess of 32,500 sq ft.

Why does the villa merit such a sky-high price tag, you may ask? Well, the product is unique since it offers coveted views of the lake, the Address Montgomerie golf course and the Dubai Marina and Jumeirah Lakes Towers skyline.

"The villa has been on the market for approximately six months. The P sector is predominantly the golf course- and lake-facing part of Emirates Hills. We are expecting predominantly Indian and wealthy African and European buyers," says Ian Kirkby, luxury sales director at Luxhabitat, a luxury property specialist.

The contemporary home features two kitchens, six allocated basement car parking spaces, one laundry room, two dining rooms, three maids and one drivers' room. There are two private elevators that connect all floors of the property. What's more, there is an area for private cinema, your own spa with a massage room, jacuzzi, steam room, sauna, barbecue, smart home technology and a roof terrace for entertainment.

"The villa was recently fully overhauled with new interiors and landscaping," adds Kirkby.

Walk up to the first floor and you will find five bedroom suites, with the master suite to the rear of the property. The master bedroom has an oversized walk-in closet and a huge master bathroom.

On whether luxury property transactions have seen a dip this year, Kirkby says: "The transaction volumes this year are on a par with last year, with no reductions as yet in interest and price. I would say better-educated buyers and sellers are now being more realistic with pricing."
