Musanada delivers AED11b development projects in Abu Dhabi in 2015

ABU DHABI 26th March 2016 (WAM) --- Throughout last year Abu Dhabi General Services Company "Musanada" managed to deliver 23 development projects with a total cost of approximately AED112 billion throughout the Emirate of Abu Dhabi across various sectors including housing education buildings infrastructure roads healthcare etc.

Aimed to serve and achieve the best for the Abu Dhabi community these projects would keep pace with the comprehensive development witnessed by the emirate thanks to the vision of President His Highness Sheikh Khalifa bin Zayed Al Nahyan and the directives of His Highness Sheikh Mohamed bin Zayed Al Nahyan Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces.

Musanada is currently managing and executing 242 projects across all sectors including 190 projects in the design phase and 52 in the construction phase. On top of these projects comes the Al Ain New Hospital Sheikh Shakhbout Hospital Sila Hospital in the western region Jabal Hafeet 3000-Unit Housing Ain Al Fayda 2000-Unit Housing South Shamkha Infrastructure Development Al Manayef City Infrastructure Development at Al Ruwais – western region Abu Dhabi – Dubai Road Al Mafraq – Al Ghuwaifat Road interconnecting the western region cities and facilitating commercial land traffic in the UAE the Airport Interchange and Airport Regional Road Network as well as various other vital projects and services including the provision of facility management services to approximately 4000 buildings and facilities within the Emirate of Abu Dhabi.

AED1.7 Billion Housing Projects Delivered Musanada is currently handling a set of housing projects in the Emirate of Abu Dhabi translating and implementing the Leadership’s visions aspiring to secure welfare and ensure family stability for UAE nationals as our prudent Leadership believes that a house is the basis for psychological social and economic stability for UAE national families.

In 2015 Musanada successfully delivered three Major housing projects for a total cost of AED1.7 billion including the Emirati Housing Project Phase I and II in Abu Dhabi city and Bida Al Mutawa Housing project in the western region.

Coordinating with Abu Dhabi Housing Authority Musanada delivered Emirati Housing Phase I and II project on an area of 72 acres. The project included 703 residential units the size of each house varying between 338 to 405 square meters. The project is a vital strategically-located residential complex located at Khalifa City next to Abu Dhabi Golf Club and Al Forsan International Sports Resort. The residential units of the project consisted of a ground floor plus first floor comprising four or five bedrooms with attached utilities as well as a driver’s room.

The Company completed the infrastructure works of the project including a 15km internal road network besides lighting water electricity and drainage networks in addition to pedestrian paths landscaping and parks.

"The area of Phase I of the Emirati Housing project was 43 acres including 303 villas with an estimated total cost of the project along with the associated infrastructure of approximately AED761 million. Each villa consisted of 2 floors comprising four and five bedrooms in addition to the majlis car garages and maid’s rooms as well as the other basic requirements of the UAE national family" said Eng. Ali Al Haj Al Mehairbi Musanada’s Acting Executive Director – Building Construction Management Division.

"The area of Phase II of the "watani" Housing project was 28 acres including 400 villas with an estimated total cost of the project along with the associated infrastructure of approximately AED780 million. The traditional-style residential units were built following the townhouse pattern on a gross built up area of 388 square meters Each villa consisted of 2 floors comprising four bedrooms and a majlis in addition to basic utilities such as kitchens bathrooms maid’s rooms etc." added Eng. Al Mehairbi. "Being located in Khalifa City A Phase I and II of the project will enable the residents from using the basic facilities and utilities available in the area such as schools clinics retail outlets mosques etc. required by the residents."

Musanada has also delivered Bida Al Mutawa Housing project in the western region in accordance with highest architectural design standards and in line with the standard of living of the UAE national family. The houses would be adequate to the various strata of society and number of family members as these houses would meet the requirements of privacy of the UAE national family and social and cultural aspects of the UAE community.

Bida Al Mutawa project is located 275km away from Abu Dhabi in the western region over an estimated area of 32.2 acres. The project includes 60 residential units with associated infrastructure works taking into consideration road water drainage lighting firefighting and storm water networks. Each villa comprises two floors the ground floor consists of a living room dining room male and female majlis maid’s room internal kitchen two bedrooms with attached utilities main entrance and external driver’s room while the first floor consists of 3 master bedrooms and one living room.

AED1.4 Billion Savings from Value Engineering and Projects Enhanced Efficiency In the infrastructure sector Musanada completed the infrastructure works of vital projects throughout the Emirate of Abu Dhabi during 2015 such as South Shamkha Infrastructure Development project with a total cost over AED7 billion Neima area project with a total cost of approximately AED206 million and the levelling works at Al Manayef city with a total cost of AED292 million and the Improvement of Water Quality project at Reem and Marya islands with a total cost of AED46 million.

"The Company does not spare any effort delivering infrastructure projects in the best possible way to help enhance quality of life in Abu Dhabi especially in light of the fast pace progress and development witnessed by the emirate" stressed Obaid AlMheiri Musanada’s Infrastructure Director. "Projects were completed during 2015 to the highest standards and best possible way along with a noticeable saving of costs and consumption of raw materials whereby Musanada managed to save approximately AED1.4 billion through value engineering and the higher level of efficiency in project management and use of new criteria."

The approximately 4500-acre projects included a 450km road network 1000km storm water network 450km drainage network 490km potable water network and 2140km electricity grid. In addition 300 power substations and 19000 lighting poles were delivered.

AED729 Million Value of Education Sector Projects In the education sector Musanada has managed to deliver on the engagement of Abu Dhabi Education Council (ADEC) to design construct and rehabilitate several schools with a total cost of approximately AED729 million including seven educational projects ranging between the design construction renovation rehabilitation and maintenance of existing facilities. These schools are Al Muwaiji School Al Shawamekh School Al Shuwaib School in Al Ain Chinese School Umm Al Arab School Spirit of the Union School in Al Falah area in Abu Dhabi in addition to the School Rehabilitation and Maintenance Program.

Musanada delivered all these schools in addition to a package of new educational projects which will contribute to the creation and establishment of a knowledge community through an creating educational environment appropriate for future generations as the delivery of these projects forms part of the master plan related to the Abu Dhabi Future Schools Program.

All works related to Umm Al Arab and Rouh El Etihad Schools at Al Falah area in Abu Dhabi were completed and commissioned for the new 2015-2016 academic year. These two schools were constructed to meet the educational needs of the population in that area. Both schools consist of a school building for elementary and secondary education in an integrated building including 140 classrooms with a total capacity of 4200 female and male students open sport courts closed sport halls as well as a theater cafeterias swimming pools library clinics besides other necessary amenities.

Musanada is working on various projects across the Emirate of Abu Dhabi seeking to render these projects environment-friendly; they are operated through state-of-the-art systems that contribute to conserve the various resources while ensuring maximum utilization of building resources. Musanada also ensures that these projects are delivered as per a well devised program appropriate to the requirements of modern educational methods and standards aligned to ADEC’s aspirant programs and plans aimed to develop the educational system by enhancing the quality of school buildings through equipping them with all basic future schools requirements. Moreover it is taken into account to use environment-friendly materials to embed sustainability.
